A landmark G+25 mixed-use tower in the heart of Business Bay combining Grade-A office floors, retail podium and serviced residential. GoTech is delivering the project under a full EPC mandate, self-performing the structural frame and integrating MEP, civil and procurement scopes under a single accountable team.
The Challenge
Tight downtown logistics, an aggressive 22-month programme, and full integration between three distinct use classes (office, retail, residential) — each with its own MEP loading, fire strategy and authority approval pathway.
GoTech's Solution
A self-performed structural package compressed the critical path by 11 weeks. In-house MEP coordination via BIM eliminated 600+ clashes pre-construction. A dedicated authority liaison team ran parallel submissions to Dubai Municipality, Civil Defence and DEWA.
